Information included in a LIM Report

A Land Information Memorandum (“a LIM”) is a report that is prepared by the local council providing a summary of the information they have about the property. It is recommended that you get a LIM when you are looking to buy a property.

Each council has their own LIM (which all look different from one another!), however they should all include:

  • Building permits and consents issued for the property and appropriate Code Compliance Certificates (if applicable)
  • Planning and zoning requirements
  • Stormwater, sewer, and drainage utility services
  • Rates/water information and as well as any outstanding fees
  • Land use resource consents within proximity to the property
  • Special characteristics of the land and buildings
  • Refuse and recycling collection
